- The same theme, plugin set or footer credits on every site they show you
- All sites on one hosting account or one "SEO hosting" IP range
- No clear answer about who owns the domains and hosting accounts
- Guaranteed rankings or "undetectable" claims
- Logins you cannot change, or content kept on their own servers
- No plan for updates and backups after delivery
